Yes. Citizens of more than 180 countries can register property in Turkey in their own name, without setting up a legal entity. There are restrictions for buyers from a few specific countries and for properties in military zones — the agent will check both points before reservation.
Budget 6–8% of the official valuation for costs: TAPU stamp duty (4%), appraisal report ($150–$300), notarised passport translation, revolving fund, mandatory DASK insurance and the first year of utilities/AIDAT. Before reservation we'll send you an itemised breakdown.
After the tax number is obtained and the bank transfer is confirmed, the Land Registry appointment is usually scheduled within 2–4 weeks. The appointment itself takes 30–60 minutes. You leave with the title deed in hand.
Yes. With a notarised power of attorney we conduct the video viewing, sign the reservation, open the bank account, complete the appraisal and register the TAPU on your behalf. Around 30% of our 2025 deals were closed without the buyer travelling.
The current threshold for citizenship by investment is $400,000 USD in property with a 3-year holding commitment. The amount can be split across up to 3 properties. The SPK official appraisal value is used, not the contract price.
Long-term rental in central Alanya districts yields 4–6% per year before taxes. Short-term rental can reach 7–10% net during the May–October season, but requires active management. We have a property management division — we can model both scenarios for a specific property.
